Hello all again, here's yet another question for anyone to answer. Interested in a possible timeshare at the complex Sunset Ridge or the Westin. Having NEVER done this before please give me some do's and dont's and any knowledge to share. I dont want to get in over my head. Thanks in advance...Leslie

Leslie,

I'm not sure whether you are considering purchasing or renting a timeshare on St. John. Either way, I will suggest that you visit the Timeshare Users' Group, http://www.tug2.net which probably has the best information about timesharing anywhere on the internet. The cardinal rule about purchasing timeshare is never to buy from the developer, but rather seek out a resale for a fraction of the developer's asking price.

Another couple of websites to visit are http://www.myresortnetwork.com and http://redweek..com (redweek charges a fee, however.) Both of these sites offer timeshares for sale and rent.

I own a timeshare on St. Thomas and would be happy to answer any specific questions you might have about timesharing.

Thanks so much Gerie. I think I will check out these web site. We are set to head back to S.John next June but may go this summer or early fall to get a tour of these timeshares. The one is listed for sale by Cruz Bay realty. Other then purchasing them what are the other yearly costs typically? Thanks Again

The Westin is the safest (from an investment perspective) place for a Timeshare on St John.

I understand that the St John Westin is at the "highest" level for trading which allows an owner to trade for almost anywhere.

If you are considering a St John Westin Timeshare, I would suggest attending one of their "Sales Presentations" and then decide a) if a Timeshare is for you and b) does it make sense to buy the Timeshare in the open market or directly from the Westin. The Westin does offer incentives that are not available to purchases from the open market. However, the purchase cost can be somewhat less in the open market. One would need to consider the value of the incentives relative to the cost differences.

In addition to the purchase price of the Timeshare you would have the anuual condo fee of between $800 and $1500 per year (depending on the size of the unit) Real Estate Taxes based on the following formula - purchase price x 60% x 1.25% per year, and $99.00 per year to join the Starwood Club which then would allow to trade your unit.

We've owned at Westin St John for 7 years (3 bed private pool villa) and bought another unit last year. If you'd like to email me, I'd be happy to answer any questions you may have about the Westin. I'd also advise you to check out TUG2.net, as mentioned in a previous post. Tons of great info on Starwood, particularly on the Hotel-based message board. The people are very friendly over there and willing to answer questions.

check holiday homes USVI for their resale listings, for the westin st. john. I have my 2 bedroom week 18 listed there. TUG also.. good luck!!

Hi. My parents have a time share at Sunset Ridge... it's fairly cheaper than the Westin, I am for certain. It's nice though, if you don't mind "roughin' it" in comparison. They just bought an additional week (back to back) for waaay cheaper than they spent on the first one.
