Can anyone recommend a reputable real estate firm in STT?

When we bought or condo a few years ago we dealt with Fiona at John Foster Real Estate. Our property manager, Juliet also works with Stryker Realty. I think that a few of the posters on this board are also agents. Ownership in the USVI is pretty much the same as stateside, I would spend the extra money to hire an attorney that works with a title company. Real estate taxes are always several years behind so you need someone competent to help with this.

We bought our condo 2+ years ago from Dawn Wheatly who now works at the Real Estate Center in Red Hook. We were very happy with her and will definitely use her if we ever sell. There is something you need to know going in. There are no "buyer brokerage" laws in the USVI, almost unheard of stateside anymore. What that means is all the agents (even yours) are working for the seller. I don't know if there are any dedicated buyer broker agents on the island; if so that would be the choice I'd make as a buyer. If not, just be cautious and check things out for yourself, don't rely solely on what your agent tells you.

My income is not tied to real estate in any way, I have bought and sold homes in several states both before and after the existence of buyer's agents, I have used agents in both capacities, and I reside in the VI where I own my home. That said, anytime an agent's payment for services is tied to closing a sale, there should be a presumption by the buyer that the agent works for the seller. When it is in an agent's financial interest to close a sale, a buyer would be foolish to assume a human agent can set aside all personal interests in the matter and advocate only for the buyer. The only way to have a true buyer's agent is for the buyer to directly pay the agent's compensation. Anything else is smoke and mirrors.
