Folks, we are re-financing our home with a bank off-island. They asked me a question, which I need to write an answer for to them. Simply, why do we on St. John have different mailing addresses than physical addresses?
I should know by now, but I am stumped. Anyone know why? It would be greatly appreciated...

This is common throughout the US Virgin Islands where mail delivery to where one actually lives is scant compared to the use of PO boxes either through USPS or private mailbox services. If you have mail delivery at your physical address then obviously it's not an issue. I've had the same PO Box mailing address for almost three decades but have physically moved many times during those years and of course have always retained my PO address for continuity. Knowing the question you've been asked would help answer yours but that's the best I can come up with off the top of my head. The bottom line is that not all physical addresses are on USPS home delivery routes because of our volcanic and mountainous terrain Hope that helps!

Yup, I know about P.O. Boxes and stuff, and they make sense for many folks down here. Luckily, we have a mail box at the bottom of our driveway!
Physical address is where one lives, and mailing address is where one happens to want their mail delivered is the best I can come up with, and most of the time the two coincide.
I kinda need to know why, for example, I can live in 13Bb-11 Estate Hard Labor, but my mailing address is 123 Sabbat Pt. 😮
I don't need to know, but I gotta tell the bank something!

This is hard to explain but I'll try.
Physical Address indictates where your parcel is located on the estate map. Malling address indicates where your mailbox is located on the road.

I would think "most of the time" the two are usually quite different - not much home delivery - many people use the USPS boxes or private mail services and often home deliveries are like yours -- the street address is different from plot address.
The USPS has a very difficult job with mail delivery to the USVI which doesn't have a conventional street / house numbering system. Perhaps, with a few more studies and several years of discussions someone will figure out how to name a street and assign a house number, but I expect we won't hear anything about that until the next census in 2020 when again they can't figure out how to account for everyone in the USVI.
Most of you are too young to remember the rural route system that was common in the US. My great-grandparents lived at 25 Old Post Road, Allegan, Michigan. But their mailing address was address was RR #3, Allegan. They also had a mailbox on the road at the end of their property, but mailing to the street address didn't cut it.
