We would like to rent a condo/apartment or home with 2 bed 2 bath in Cruz Bay to Chocolate Hole area for 1 month during the off season. We are flexible on dates. We are looking for a child friendly home that will accommodate 4 (2 adults and 2 children ages 3 &4). We would like the rent to be around $1500. We have visited St. John over 8 times in the last 3 years and have decided to look into purchasing a second home on island. Living here for a month will give a better idea of what we are actually looking for. Thanks!
We moved to St John two and a half years ago and love living in St John. Our second home is in Maine. My suggestion to you regarding rentals is to look at VRBO and see which rentals in Chocolate Hole are not booked for the off season and try and negotiate with the owner directly. I will say your price range is very low for a 2 bedroom, you may have to pay $3000. for a month. Your WAPA bill could be $800-$1000. for your stay if you use A/C and the owners have to take that into account.
I used a wonderful realtor that I found here on the board. They are excellent buyer's broker's, who will get you the best deal. The husband Les Otis, is very knowledgable about construction, repair costs and figuring out if a house is structurally sound. Les is past president of the Realtors Association. $1500 per month for afully furnished 2X2 rental including all the utilities is pretty unrealistic for STJ, even in off season.
You may get lucky but don't be surprised if you have to up your budget.
WAPA is very expensive and if using an A/C regularly, the electric bill alone would be almost as much as what you want to spend on the rental and most owners cannot absorb that expense.
