*HI I WILL LIKE TO KNOW IF YOU HAVE A RENTAL HOUSE DO YOU HAVE TO HAVE INS FOR THAT HOUSE AND A LEASE WHAT WILL HAPPEN IS YOU NOT HAVE ONE OF THOSE THINGS.

If you own a rental house, you would be wise to carry liability insurance so any accidents that happen on the property are covered and you don't get sued personally. Also, if you have a lease agreement with your tenants, you are both better off because everything is defined. When misunderstandings occur where there is only a verbal lease, it can develop into a real nightmare. You are legally supposed to have a lease for any rental period over three months in duration. If a lease expires and goes into month to month status, the lease provisions remain valid during the additional months.

The insurance and lease are there to protect both the landlord and the tenant. Without either of them, you run the risk of a lawsuit that could wipe you out if something bad happens.

Hi: I need some help finding a lawyer on STX that does Landlord Tenant Law;
I'm a landlord and believe I may have the worst tenants in the world!!!!!! Anyone seen Pacific Heights??
