I have plans to visit it later this month and have been in touch with the owner. It is rented privately "by owner". The owner lives on island and they care for the home themselves. They're very passionate about it. It was built in 1984 and totally redone in 1996 thanks to Hurricane Marilyn (such is the case with many villas -a redo after a hurricane).

The villa is in an exclusive community in my hands-down favorite part of STT - Peterborg. Red Rock is a private, gated enclave within Peterborg, and is where Katmari Cliff House is.

I really love Peterborg becasue of the lack of congestion, central location, Magens Bay, cool North Side breezes, down-island views, waterfront villa situations and the fact that this residential community in this location is very upscale and exclusive, with one road in and out and a vigilant community of residents who jog, walk their dogs, wave at you as you drive by from cars or from the road, access to little "private" beaches along the south shore of the peninsula, lush greenery, plenty of large lots = privacy, etc. It places you away from the crowd, yet not isolated.

As a result of these location's villas mostly being "perched" on cliffs over the water and the fact that you are out on a rather narrow peninsula, the villas here do take a serious beating with each hurricane, so you'll find many that have been redone. This is a bonus for visitors. However, this location is coveted, so be prepared to pay more than you would most other places.

If you want specific feedback on Katmari, I should have it by end of month. Also, Katmari doesn't rent in Aug and Sept. while improvements are made at that time.

Blu - "each villa visited"? Are you an incentive travel agent? Just curious, as I used to be in incentive travel and just loved it!

No, California Girl. I don't even know what that is.

I'm a technologist who was silly enough to start a little website about villa travel and got all hooked on it. Travel is my longstanding hobby and I really got turned on by villa travel over resort travel (love my privacy - love space - love my peace) ....then I combined that with my 15 yr tech background with a focus on marketing and sales, and my fondness of real estate (I'm the person who spends sunday touring homes for sale just because I want to see the interor- no plans on buying), architecture and interior decorating......and, voila, my little fledgling business. I make no money, but the perks are awesome and I love it.

I believe it is my calling. Now if I could just meet a rich man to take care of me forever so I can do this full time 😉

Ok, I remember you mentioning your website before and I actually went there and checked it out 🙂 Good site! I enjoyed it.

An incentive travel agent is someone who takes groups places. Usually corporate groups who are rewarding their top salespeople with a trip (and usually a rah-rah session and awards banquet take place onsite) In retrospect, I guess that couldn't be you because an incentive agent would never book villas...usually big hotels for groups of about 200 or so. Fun business to be in, but unfortunately 9-11 resulted in me losing my job when all the trips canceled and I haven't been able to find another position in the industry since (at least locally). 🙁

Wow!! That is a terrific house! Prices seem reasonable for what you get. Looking forward to Bluwater's report later on.

KK,

www.villavantage.com

It is very much "under construction" and is 9 months old now (websites are so much work!) but I have a good bit of info already, especially on the STT page 😉

California Girl, I know just what you mean now. Yes, I have often thought of going after that job, but my *real job* company has outsourced all of that now and I hear that the jobs are very unstable post 9-11. I've been on a number of those incentive trips and had a BALL every time. Usually 4 days of non-stop fun and all of the stops pulled out - Vegas, San Antonio, Puerto Rico, New Orleans, San Fran, Hawaii......and if I get my butt off of this forum and go close just one or two more deals, I'll be in the "club" again this year. We have a couple of different levels - the easier to achieve level rewards us with a larger event with more attendees. Then the really hard to achieve level offers a small and intimate escape. If you achieve the really difficult level, you get to attend both levels' trips.

Sure seems like a lot of work for the planners, though!

Each trip has a theme. I fondly recall this one trip where the theme was someting about us being "stars" as in movie stars. When we arrived at the main dinner event, which was off-site fro the resort and we were bussed there, there was a red capet to walk down and there were hundreds of screaming "fans" behind two velvet ropes on either side with autograph books, pens, flashing cameras, etc. That one really stands out - it was such a shock and was fun. That was the night they openend the dinner by giving away cars to top performers. People were just freaking out! The cars were right there in the room spinning on these turning disks, like something out of Wheel of Fortune. We had, I think, 2 years without any events - corporate crunch and such. We never thought we'd see them again - but they came back 2 yrs ago!!

Then there are the celebrity performances - we've had Mick Jagger, Huey Lewis and the News, Pointer Sisters, some famous country singer that I don't remember (maybe Chesney!! - just kidding) and I don't recal the others.

Some of the best times I've had and some of the best trips were corporate incentive trips. Kudos to people like you who pull all of that stuff off - and to the ladies and gents walking around with the headsets on who get us to where we need to be when we need to be there!

I would want work in that business if I could manage the small, really exclusive events........those where you're in evening gowns for dinner and everything is very elegant and serene.

Ahhhhhh....now you've got me fired up just thinking about it all. Better go close some deals! Bye! LOL

Yep, incentive trips are the best! That's how I got to STT last year 🙂 Not working one, but as a participant. My husband won the Winner's Circle at Cox Communications and they sent us (and about 200 other people from all over the U.S.) to Frenchman's Reef for 3 days. Flying from California for only 3 days is a bit much, considering you spend nearly one whole day on the plane, but Cox allowed us to extend the front end and back end if we paid the for the extended hotel days ourselves (at their price, though!), so we flew in on the previous Saturday and left the following Saturday. Unfortunately I was sick as a dog the first 2 days, then the program started and we did all the pre-planned stuff. Friday was OURS and we went over to St. John..... the rest is history.... and future! I'm now in that club of people who are under the spell of the USVI and can't wait to get back next year for a week on STJ!

As much fun as being one of the planners is (and it is definitely FUN), it may be even more fun to be a participant! 🙂

Cox is doing incentives to STT? My my, how the cable industry has changed! Congrats to your hubby on his success and best of luck with this year's attainment! Competition is heating up 😉

And you wondered why your cable bill was so high! 🙂 The trip this year was to STJ (Westin) but the bar was set so high that only one person from this division made it. That's ok - we have a villa reserved for an entire week next year (and no rah rah stuff!) all to ourselves! We don't need no stinking contest! 😛

Wow, Bluwater!! That place is awesome, and at a reasonable price too! Definitely a consideration when we go back! Do you know of similar villas on STJ?? We want to bring our family back the next time we go, and a place like that would be perfect!
