My husband and I are kicking around the idea of purchasing a home on STJ for ourselves and our family to enjoy, and to also be a rental to offset some of the expenses. Can anyone recommend the best place to begin? We need to find out about taxes, expenses we may not even be aware of, and if this idea even makes sense for us.

Anyone out there have experience with this and would you recommend it?

Thanks for your help.

Visit the Relocation Message Board, a link for which is located in the Upper RH corner of this page under the Virgin Islands Guidebook ad.

Hello Deb,

For information and links to St. John Realtors including the St. John Board of Realtors Website scroll to the top of this page and click on St. John in the blue bar (just above the books) then select Real Estate. There is a run down on basic Real Estate Information and then links to realtor websites where you can find more information and properties that are on the market.

The Relocation Discussion Board Chris suggested has a few discussions about people buying real estate as investments. You can use the search option (in the forum tools at the top of the board) to look for them. Be sure to change the date range to all dates.

Deb ~

Have you checked the prices??? St. John has been experiencing tremendous growth including real estate prices. It is hard to find anything decent under a million. On www.islandiarealestate.com they have the entire St. John MLS. Regarding taxes, that's a big issue now. Right now the taxes are low but they are going to have a major revaluation in the next year or so and you can expect the taxes to increase ten fold. Good luck.

I have checked the listings on the web, and they are about what I expected, extremely high. We are not rich, but love STJ, and have investment dreams. If renting is what is best for us, then that is what we will continue to do, but we are kicking around the idea of owning a tiny piece of paradise.

There are so many rentals on STJ. Are all their owners multimillionairs? Maybe so.
