*Please help.

We want to build a home on St Thomas. We have purchased a plot near Magens Bay. I would appreciate some info on what to do next and what experience I can expect in trying to build on the island.

Thank you for any help or advise you can give me.

S. Martino

Lots of previous posts on this topic on the "Relocation" Message Board - look to the top / right corner of this site. You should consider posting same question over there in addition to doing a keyword search for previous posts. Be sure to expand your time period to up to 12 months to get a lot of valuable input / recorded experiences.

I suggest you read the following blog - excellent reading (even though it is a villa on St John) and great insight.

Your question is rather too vague in order for any of us to give you answers. Did you buy land in a designated lot/residential area? Was it a private sale or did you go through a local real estate agent? Have you acquired a local architect or are you planning on designing and submitting your own plans? Are you planning on being your own contractor and sub-contracting that which you can't do yourself, or have you found a local contractor who will take care of everything?

Someone from off island will indubitably have a problem dealing with any permit process here without a go-between and it's very wise of you to seek information beforehand. There are many good people here who will take care of all that for you and, as bona fide resident contractors, will ensure that you never have to bribe anyone for anything (which you should never think of doing under any circumstances.)

If you're planning on doing everything yourself then the various government agencies can advise you on the basic process. If you're looking for suggestions from those who contribute to this forum on architects, contractors, etc. then do your research and then come back to ask questions that you still have. Cheers.
