Advice on Water Island rental

We are considering a trip to Water Island in July, 2011.

We are looking at two separate properties: 1 is Providence Point and the other is Sea Breeze.

Do any of you have any experience or advice about these two properties and a July date?

The Providence Point rental is water-front with a private pool. Theoretically, one can swim to Honeymoon beach in 10 minutes, if one is a competent swimmer (I'm in luck!).

The Sea Breeze rental is much higher up on the island, theoretically taking in Island Breezes better than an ocean-front rental. No pool with this one, although both provide golf carts.

Just wondering what the locals would do...

Providence Point is within "noodling" distance or short walk to Honeymoon Beach. Short walk to the ferry landing. There are other units on Providence Point so other guests and the owner share the amenities (pool) with you. Close view of the cruise ships heading into and out of Crown Bay. Great location for sunset view from the patio/pool area. Lower and on the water so the breezes will be less than Sea Breeze. No air conditioning.

Sea Breeze is private. You'll have the place to yourself and it's behind masonry wall and gate. It's a stones throw/quick walk to Ft. Segarro. Great location for sunset view from the porch. View of cruise ships heading into and out of both Crown Bay and Havensite. High atop the hill so there will be good, constant breezes. Golf cart ride to Honeymoon and ferry landing will take you about 5 minutes if that long. Air conditioning in the bedrooms.

We stayed at Providence Point in March. It was rustic but amazing. The cottage and property is a little dated but i must say it was the most relaxing place I've ever been.

You do share the property with 2 families that live there and other guests. Although 9 of 10 times we had the pool to ourselves. We swam to Honeymoon beach with the help of a floatation device and it provided a great snorkeling experience. No A/C but there are fans and a nice breeze through the house.

Overall great stay, just know what your getting into. Definitely not your 5 star resort but amazing in its own right.
