HA! Fat chance. My husband and I inherited an old house in Ohio which appears to be falling apart left and right, a parcel of land on St John (no complaints there), and we live in a small rented condo in San Diego. We're both finishing college, although he's attending as part of a Naval commissioning program. Because of his military obligations, we have little choice as to where we live. However, with any luck we'll be able to sell the house and the land, pay off school loans, pay for IVF, save for his law school tuition, and buy a primary residence for ourselves (hopefully far away from San Diego). So, large donations aren't in our immediate future.

Price is $340K

Here is a pic, although it definitely isn't a good one. It was actually taken from a slightly lower vantage point at a neighboring parcel. No zoom was used.

Gorgeous views! Funny, hubby ( a builder) was inquiring about building on STJ...I know you locals are saying "God forbid". We are interested , but must do quite a bit of research first. ie: permits, licenses, subs, so much...it's too soon to make and offer. But, your lot looks positively lovely.

Well, this has been listed for nearly a year at $425K because we're in no rush to sell. Our contract is actually almost up. Prices are down right now, so you can get a pretty good deal. I'm guessing land will start creeping back up sometime within the next 5 years. We figure we can either sell now at a lower price than what we would like, but take the money and re-invest it in a primary residence. Or, we can hold onto the land until prices peak and throw money away in rent (which is about $20K/year in San Diego!) It's a wash, in my opinion....but usable equity makes more sense to me.

Definitely will keep your contact info. We would have to sell some rental properties we currently have and that may also take some time. We are a couple very close to retirement that needs to make a game planand are indeed working on it. My retirement is set with a fund, but hubby is a self employed contractor. Get the picture? But we will be in touch!

I completely understand. Sounds like you and your hubby are exactly where my hubby and I hope to be when our retirement approaches. Sometimes I think the only reason my husband wants to go to law school is to make enough money to retire on St John! He has been going since he was a baby and the island has a lot of sentimental value for him. We actually inherited the land from his father, who would have loved to buy a sailboat and live down there himself. He purchased that parcel of land around 1980 and had no idea how the value had increased prior to his death in 2004. We are really torn about selling it, but without first using the money to help ourselves get a start, we'll never be in a position to build. One thing at a time, I suppose.

Crystal I understand perfectly about one thing at a time, but its such a shame to sell such a valuable piece of real estate that will only continue to increase in value. I'm not in the real estate business, but I know that nothing increases in value like property does. In another 20 years, think how much that will be worth! If you could just pretend it doesn't exist for a few years, that'd be great. But then again, I suppose you should enjoy the money it will bring to you now - since there are no guarantees in life. Like EaglesLanded said - things do have a way of working out in life.

I can't imagine paying 20K/year in rent! but I also can't imagine paying $340,000 for half an acre, even on STJ! Here in my town, a half acre is probably about $10,000 tops! but all we have here is the stinkin' Ohio River! And you probably wouldn't pay $5000/yr in rent! Well, the market determines the value, that's for sure.

You could sell that piece on STJ, move to WV, and live in a REALLY nice house!

I only made the suggestion because of the frequent discussions about development in, well, all of the Caribbean. Mr Rockefeller went out on a limb and purchased land for everyone to enjoy. God bless him, and may his soul rest in peace, as those days are obviously long gone.
